I do have some small tricks up my sleeve to differentiate. 

Once you request the restoration, you get zero other opportunities to pull this trick.

The tricks are that you have to hold an I Bond for at least one year before you can redeem it, and you can only buy $10,000 per year per person.This has come at the setup cost of needing to keep the most recent $10,000 fully illiquid temporarily due to the one-year minimum holding period.

A four plex or apartment bldg might cash flow better but I got started with duplexes and now I feel very comfortable with the ease of management as I am 67 and this dog does not want to learn a new trick.  

And most of the owners you’ll find here do the same from wherever they live, and everyone is more than happy to share tips and tricks!

The trick is getting approved for a large enough amount to cover the entire furnishing.

The trick is simply identifying the lender's who allow for this type of unsecured debt to be used as your down payment/cash to close - they're out there, trust me!
