Usually to get a good deal you emphasize speed (cash offer but in your case this doesn't work), and avoiding lots of traffic to the home (open houses, nosey neighbors).

@Elly Manuel Having gone to college in Memphis for a while years ago and the school administration told all the students that if we were off campus at night driving to lock our car doors and just run the red lights if there was no traffic because the police would not give us tickets.

I feel more confident in the RV park because I see the need in our area.The convenient store is more questionable to me, due to expense of building it, and the limited customer base, which is 3 mobile home parks right next door with total lots at approx. 175 when parks are full.Our thoughts are from just the 3 parks tenants buying cigarettes, liquor and snacks, that would add to the RV customers, but not much other traffic coming in, would it be possibly enough customer base, but that's our question, if that will be enough.

Also was inspected by engineer and now likely will need to be fixed- roof is 20 yrs old- plumbing is cast iron so will likely fail in near future, estimated cost is $70k to fix -on a much busier street than we realized, it’s a main thoroughfare with lots of traffic.

PPC, DMMI ONLY recommend these 2 and although I have never done PPC before I am betting you will be better off doing PPC.When you do DMM or PPC, you friggin make sure the only goal is to send traffic to your site.

@Robin Frazier It’s going to depend on several things site related such as the reviewing agencies with authority (I.e City of Houston versus Waller County), availability of existing utilities, detention/drainage criteria, floodplain status of the tract, and level of traffic impact analysis needed (if any).
