Our thought process is if the tenant is demanding more attention and is more difficult to work with then there is a premium above and beyond rent.

Takeaway thought: if you have your current house fully encumbered (refinance or use the current mortgage + HELOC) what can be taken from you in a lawsuit?  

Do you list these or do you call an investor who is prepared to put in the effort to straighten things out?

Not that there's anything wrong with that, just so long as you're prepared to do the work.
