Is anyone familiar with this procedure and would you recommend that it is a substantial tax break to be worth advising to my other clients?

What should be the proper procedure to make sure my materials are protected?

Is that the procedure even though I am part owner in the LLC?

Do not depart from such procedures, ever.It will be local law that will determine how much of an effort you have to make to legally cover yourself.

I kept hearing one simple procedure that mostly all investors use, the bell finally rang in my head.

I went to WV a while back and checked there tax sale procedures and they were very much like ours.

I knew this was standard procedure at the end of a lease, but it doesn't make sense if they are breaking their lease.

I haven't had much success getting them to do anything outside of normal procedure, but its worth the few phone calls, especially if you have an inside track from banking there. 

We have followed their rules, adjusted to their new rules, submitted to their ever-changing requirements, delays, unorthodox procedures, etc...At this point our plan is to sell the original home with 1acre (hopefully listing mid-January), leaving the remainder with the adjacent home that has the easement and now almost 1.5 acres to short plat.

You have them fill it out, take an iPhone picture of their Driver's license (for ID, front and back) then have the Tenant Check company run them.Sometimes just this procedure alone is a Screen Technique;-)
