If you are building from the ground up and need to finance the build, you may not use a DSCR to achieve this since this is a loan for non-owner occupied, rent ready properties.

@Rollin BuffingtonYou will want to speak to an accountant since, if the current owner of the property and the owners of the LLC are different, taxes might be owed when the property is transferred/sold to the LLC

This is generally accurate - the value is going to be derived based on the "market" of buyers - since most buyers of SFR are owner-occupants and not basing price on rental potential, rents aren't going to be the source of value.
