@Ankush R.yes, when you're OOS you're entirely dependent on your team with no ability to meet people in person, add value, see properties in person, etc.

I understand that this is just a part of STR investing.

In regards to point 4), you mention the possibility of a tenant living for free indefinitely inside an unwarranted unit, due to the inability of the landlord to enforce rents, and the inability to perform an eviction.It's my understanding that if the Department of Building Inspection (DBI) discovers the unwarranted unit, it's possible for them to force the landlord by law to legalize the unit.

For instance, if it was an amazing deal, you would have people clamoring to be part of the investment and you'd have to turn people away.

Rate cuts could spur inflation again, which I think most people who go to the grocery store etc. really do not think its getting that much better and home prices are not falling dramatically. 

Really just looking for like minded people who aren't into gate keeping and don't mind lending a helping hand to a total beginner!

I've heard many people say the same as Ryan, that Airdna has been way off.I recommend people take a few minutes and manually check their competition to get the most accurate analysis. 

I am not for gouging people, and there are good tenants at all price points, but at a very general level, lower rent draws lower end tenants.  

I’ve personally met some lenders and financial professionals with interesting products at local networking events, and it’s a great reminder of how important it is to connect with people in the community.

I've read a few books on this and understand the process and the risk involved.
