Rent seems to have stabilized with all the new rental units that have come on board recently in Denver (maybe someone can correct me here if I'm wrong).A 1031 into something else seems to be the best option but unsure of how to really time this with the current tenants (although they are currently month to month and trying to decide if they want to renew so may be an opportunity soon).

Here's a list of my problems: not being able to buy properties with cash so I don't feel I have enough capital to flip, husband goes back and forth with being on board with investing, and our market is going to be in a state we hope to move to by the end of the year.
