@Jason Bruning thank you very much for the well wishes and i do not have a lease but am currently renting out my parents basement with obejective to move out no later than the end of april 2020.

@Javier Barnes-Tabora, the FIRPTA withholding can be a bid issue for foreign investors. 

Depending on the level of trust and how easygoing your renters are, you can give POA to a parent or someone to take care of the random things that pop up.

I'm grateful for my parents help and the decision to attend a smaller college.

The issue is that the existing lender is purposely withholding the payoff statement (over a month now) so the home can not closed and be sold. 

My parents neighbor passed about a year ago and the home was left to the niece.She’s rarely at the property but I had the chance to speak to her for a short time this past weekend and was told she believes that there’s liens on the property so she can’t sell it.

But I may potentially have an issue if it comes down to refinancing due to timing of this whole thing (of course nobody is ready for a parent to die...) but because I am right in the middle of flipping another house, and although I paid cash for it, I have a bunch of "stuff" that may show up on a credit report (the HELOC I use for rehab funds, Lowe's, Home Depot, etc.) and am afraid my DTI might be getting tight.

I want to start off house hacking, because I’d like to move out of my parents house and I’d rather not rent or buy something that’s gonna be a hole in my pocket while I live there.

My grandparents former home which sits vacant is owned by my parents. 

My tenant is a stay at home parent and is home all the time and would probably appreciate a few hundred dollars for letting people walk through.
