Hello everyone,I'm a Software Engineer from the Bay Area, looking to start investing in small multi-family units in Sacramento for passive income, but am also open to SFHs for flipping opportunities. 

A multi family is not for me and I have to move back into a single family home.

No growth, job security, new infrastructure, poor school systems, lack of policy enforcement, etc.

For example we bought a house once that was noted we could not increase size of septic because it was within 1000’ of public water system and essentially that was my bad as not looking into further future development - but that was not a title company issue - as title was clear and that was not a deed restriction nor an easement

Im new to investing i currently own a owner occupied multi family but wanting to add more real estate to my portfolio.

This business is all about relationships when buying/selling notes, and having a track record to demonstrate you have the experience churning these and the systems in place to buy them.  

This means you have to pursue the guest and you have to have the systems in place to manage the booking.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

Would anyone be willing to share their multi member operating agreement or their LLC partnership structure for their STR investments?
