I once stayed in a "luxury" cabin (highly debatable) that had a beautiful custom crafted log bed. the side rails were level with the top of the mattress and made out of 6" or larger logs with the bark still on them.

Occupancy and nightly rate as a whole will average much higher based on luxury community and interior. 

I have done many projects from as small as an outhouse to a 5 million 2400 sq. foot hunting lodge.

Let's say I get my rentals cash flowing to an amount that pays my living expenses plus whatever extra I would want for luxuries/vacations/whatever. 

That means I can fly to the beach for $200 return. and a place I can snowboard with a 2.5 hours drive :), oh and have 7 golf courses within 45 min drive.We have a Top Golf, iFly, and a water park, Great Wolf Lodge resort planned., a soccer, baseball, and hockey teams :) All the best!

Let's be honest, Hayward isn't the most luxurious or safe metropolis in the Bay Area, but it definitely carries great appeal for anyone looking to buy real estate here for a decent price.

We don't need any more 5acre per lot luxury subdivisions.

It has held up pretty good so far but once my current tenant leaves (hopefully in like 10 years) I will likely put luxury vinyl all over. 

Nestled at Woodward Ave, it's poised to be a vibrant hub of luxury living, working, and leisure.

Kansas City as an example gets 35M visitors a year that spend $1.4B on lodging compared to Lahaina, HI which gets 2M or Davenport Fl that gets 5.2M.
