We have plenty of good conversation there about the northern region, but it's the sort that would just not flow well in an online layout.

Some numbers to bear in mind when you lay out the closet is that closets should have an inside depth of 24 inches and then the wall with dry wall would be 5 inches and then trim and base boards could add another inch so your total space needed for the depth would be 30 inches.

Again, this is the simplest possible incorporation LLC layout, with 1 owner-member-operator me and not subject to change anytime soon.

The price may be fair, impossible to say without seeing the list or layout.

What I like about the MP scan is it retains some sense of depth and it auto-generates dollhouses and floorplans so the viewer can get a view the layout of the property.  

But by all means I'm more than happy to keep the topic on board here and post whatever outside info I receive so I can layout what I have in front of me for everyone to see and contribute :).The big question I have at the moment is that I'm going to be creating an LLC this month which I plan to build this business model under.

The price seems reasonable (maybe even good) - I found some comparables located on the same street with same 5BD/4BA layout and similar SQ Ft that sold as recently as September 2020 for $550K.  

Also trying to lay out best practices for transferring money from personal to LLC checking.  

I will talk to you only, not your parent, your girlfriend etc. lay out that this is a grownup relationship, they need to manage it.
