@Frankie Betancourt Your best bet at this point in the process in my experience is to attend the Sheriff Sale and be sure to have the funds available, all sheriff sales I know of, like Jon said, are cash only and 'as is' obviously.

Otherwise, if they are not much informed on the strategies involved with creative real estate investing, why bother?

Best bet is pay cash, take out a heloc, buy more with HELOC.

I have received so much free education from peers involved in RE investing and though my practical experience is limited would like to start passing as much knowledge as I can.

Pulling equity is a good idea if you don't max it up to the hilt. say 70% to Valuation is fair bet.

It's not the same but I bet they aren't that far off.
