They are told not to leave > 1/2 tank Option 3 which we are on  now is we bought a 100lb tank and fill it at the beginning included that as a bonus and if they want to fill again they can take it for a fill but it is a supplemental heat source, they are students and one of them has a hummer....

I also plan on purchasing a multi unit within the year and house-hack my first home to supplement my income and hopefully lead to a larger portfolio while still in my 20s. 

Cleared $102.5k after all costs and also set aside a few thousands for the supplement property tax bills.

@avery - I’d did that already and got some generic response about waiting and taking the class mid-November.  

What I found really helpful were the forms and documents that supplemented the video lessons.

To me if someone asked me about this in the case it was supplemental income and they were registering because a stay at home mom was supplementing their income I might consider it.

Investors invest to make money, not to have to supplement the investment with more cash without any return.  

Failing this, I would NOT use a generic contract; real estate laws are state specific so you need one for the state the subject property is located in.  

I ask my agent to grab at least a dozen photos per generic room (corners, ceilings, floors, windows, doors, wide angle shots) and kitchens/baths need twice as many.

I don't really feel like i'm losing money on weekends if I'm not working, as i'll supplement downtime with something else (family time, working on house projects, check on rehabs i'm working on, etc).
