We found 300 beer cans in 8 garbage bags in the side yard the day they left and it needed a deep cleaning. 

Once in a while it is more depending on the amount of trash they put out but I have it contracted to charge back to the tenants for excess garbage.

They removed their recycling fee, but replaced it with a much steeper garbage fee(which was really a tax hike as taxes once included garbage but no longer do.)

Was good at first, but as they grew their quality fell to pure garbage.

They know who they are in my local market, they are the ones wholesaling garbage at ridiculous prices.

I estimate at least 80% are kind of garbage or just average at the absolute best.

All I know about the property is what I can see from the street: The fence is falling over, the yard has not been maintained, the pool is a swamp, there are several garbage cans in the driveway, and a toilet in the yard. 

It also won't know the difference between a house that needs a $10K rehab and one that needs a $50K rehab.You also get a garbage in/garbage out issue. 

Lately I have seen multifamily deals that were pure garbage.

We started conversation to make an offer on a property but when sharing the report with our real estate agent, she said the figures we put in for water/sewage and garbage were off (like way off) which of course change the cash flow on the property... just wondering what everyone else does ☺️Thank you in advance BP community!
