A very straightforward assessment of the top 3 or 4 things that you wanted to accomplish at the conference, people to connect with, certain contact types to help build your team, just who you wanted to make yourself known to...Apologize for not remembering the OP, but it was a good format presented to focus on the worthwhile things that made sense for you to accomplish at the event.

It'll be less than 20:1 if you start looking in a city with a city transfer tax, the above 3 examples, Los Angeles, and Sacramento, being examples (OP is in Texas and OP should find a Texas LO to get Texas-specific numbers, I'm only qualified to comment on what I see in CA).

The OP does say he knows how to talk with other agents but really never lays out the details; Did he give them; a POF or preapproval (preferably with a local lender), a price range, type of property, rehab or turn key, specific area, cap rate, offer to sign buyer rep etc. etc.
