I need a strategy on how to build wealth over the next 10 years....I currently have around 40k in stocks and looking for some insight.I am from the Columbus, GA area, and once I graduate college I will be making 44k a year.Please answer!

Rates will be higher than refinancing, but if you insist on keeping the first, this is a good strategy.
