If it is an existing complex, try to see if you can renovate the majority of the building or raise rents but I would use leverage since I believe a refi boom could occur at the end of 2023 or beginning of 2024. 

It isn't as consistent as say, a 20 unit apartment complex.

What financing options do you think is best for this situation.Lady is selling 6 individual condominiums in the same complex and is willing to do a bundle deal.

They get complex from there and you have to jump through hoops.

Reg D Rule 506b does not require sponsors to obtain 3rd party verification of investors' accredited status, which saves some cost & complexity.

There is also a part of me that wants to simply live in an apartment complex, with all the amenities and community that a house might not offer.
