The tenant is going to leave no matter what you say, so you should figure out how to let them go while ensuring there's no loss of income.I suggest you remind the tenant they are contractually obligated to pay rent and other costs until a new tenant is found.

Something draining cash that I propose to take over and pay the owner some extra cash, that I can’t understand.  

Even though the numbers may be different or some strategies may be more difficult to execute today it is still great to learn what options are out there.

I'm sure there are likely articles and posts on the BP blogs about this very topic, don't be hesitant to check those out.  

Due to personal faith based reason, I prefer to only invest in all cash deals that don't involve traditional financing (so typical passive RE options like syndications, RE funds with fixed returns, REITs etc are not a viable option for me).

Most investors will also take into consideration risk, time invested, control over the asset, the ability to do a cash-out refinance, and other factors.
