I also went out and checked the property and the biggest costs I see is roof (hasn't been changed since at least 2015), one of the two AC units.

My biggest concern is primarily bogus esa rules where tenants can get a dr note saying they need a pet or pets and then having one for free without my consent especially if it is a restricted breed I can’t insure.

You could tell them they can live in the nice unit at +50  for three months and if they like it will go up to market after that, (or some similar incentive) to get them out of the old unit so you can remodel. give them a "discount" on the nice unit for 1 year?
