Rich Rich -I have every right to post topics that I find interesting on this forum...just because you don't like the topics (or me) doesn't mean that you should derail the topic immediately.I would appreciate if you respect my ability to present a dissenting opinion from the majority of folks on this forum.Others seem to respect my right to post topics I'm interested in...it's common courtesy.As for my personal attacks in another thread, I apologized for that, my apology was accepted, and we all moved on...Perhaps you should consider doing the same...

With all due respect, I am going to disagree with Matt and say I am not under any circumstances spending money and my time researching a property (a title search) until I know if they are motivated and am pretty sure I have a deal on my hands, especially before cold calling someone.
