@Albert Melo - I'm not really a fan of 29 palms that much because of the heavy reliance on the military base.  

They frequently need to be harassed for basic information and assistance, yet the deal cannot happen without them... so you've got well -entrenched people/systems with no incentive whatsoever to get your deal through.  

But if you do what successful investors do frequently enough and consistently enough you too will be successful.

I'm not a fan of the rooming house idea as it's that many more players to deal with and collect rents from.

There are probably 5 posts a day, all of which are excellent (personally, I'm a big fan of @Dave Van Horn and Sterling White).As far the BP podcast, I've enjoyed everyone that I've listened to (especially episode #113 with Jay Papasan). 

Also, the old owner had the utilities all included, and I am not a big fan of that.

I'm not a big fan of any violation of the lease, that is for sure, and for that reason will probably end the relationship and re rent as a long term rental.  

Can you send a couple other pictures for perspective from a bit of a distancing.I would call a couple foundation guys out for an opinion, to me it looks like the footer is sinking and needs some piers, we do these frequently, and owner gets a lifetime transferable warranty.
