I am not a big player in this game but I have found that if you do due diligence with backgrounds,  if your rates are fair, your contracts are well written, and you are politely and consistently enforcing them...you will have a reputation that eliminates many problematic renters from coming to you.

The big players in the space like Common have had to invest a lot in lawyers to help them navigate the legal landscape and had to shift away from their original vision of co-working for residences to a bit more of a traditional mode with leases, etc., rather than licenses, as you have with co-working.
