Plus material cost can vary wildly depending on area, time of year, natural disasters, quality of finish, brand, size, etc.

Great insight and you make a good point.We are using our reserves to save up for a down payment on a brand new Lamborghini as well as a timeshare...I think that would be the best use for our money going forward.  

Not sure, my place is almost brand new and I think once Veil is finished rents will go up.

On this particular subject property  - it appears that everything is brand new which is one of the reasons I didn't add more for the Cap x - but I understand the importance of building it into numbers.

Without going into details on the lawn care business, I was able to save enough money to buy my first car when I turned 16 (a brand new car!).

This requires you to do a quick search for brand new (Roof, HVAC.) and get a quote/feel of what is a normal charge for that.
