@Ryan KnutsonHi Ryan,Very good questions, I will first say that coming from someone that never wanted to own a PM company but being an airline pilot and the after effects of 9/11 led me down the investing path which took me to creating my own PM company for my personal portfolio to managing almost 1,000 properties in Texas. 

You could do a gentle grade remodel, like, fresh paint, resurfaced cabinets and vanities, and new, bright, LED light fixtures.

I've noticed the lack of multi-family too, which had led me to looking intown for those and more at townhomes OTP.

The ability to own part of the company (via stock) at market discounts and in some cases, gifted to you for accomplishments, the ability to get our entire $16k broker commission split cap back via stock from performance, and several other financial reasons is what led us down that road.

The supply of available properties is up greater than the visitation growth which has led to a softening of ADR and tightened margins for many.

That's led me to research other markets (thank you David Greene - Long Distance Real Estate Investing) and for many reasons, Phoenix continues to find its way to the top of my list to learn more about.I'm interested in learning and networking with people that are investing in the Valley of the Sun.
