Jason,I think you’re right and that’s what I’m leaning towards, but I definitely see the others’ points too about allowing bad habits to develop.

@Deangelo MackMost cities will do a walkthrough inspection yearly to be sure it’s habitable and has smoke detectors and so fourth .

Someone’s credit is an EXACT picture into their habits regarding paying bills / debts.

As @Cody L. just mentioned, you could be contributing 44k into a project making you much MUCH more on the back end.However, the "Wholesale" is vital if you establish a pipeline of leads.

I feel like I have my bases covered, but am wondering if I'm missing anything obvious or if you have any tried and true questions that help weed out the bad ones.Overall - can you help me get over the fear I'm having about handing my units to a company who (seemingly) will sweep in, re-lease to their paperwork (thus charging me 8 re-leasing fees), disrupt the tenant and their current habits (all of which are well-trained save for an older Section8 gentleman) and ask them to make changes? 

Keep in mind, I was still responsible for urgent repairs/habitability even though the tenants were there illegally.
