Thanks @Axel Ragnarsson, you are correct, my schedule is flexible; since all of my training is private and mobile (no big box gyms).I was just in Manchester for Thanksgiving, and the 4 degree temp (before factoring in wind chill) was a point blank reminder of what I do not miss on some wintry days in NH.I checked out some workable flips while I was out there, less margins than Los Angeles, but still some coin to be made.

Most times it is completely and utterly unrelated to the current market value of a property unless it has sold within 6 months and was reassessed at that time.

The bounced check was especially disconcerting and I’m worried that when the current tenants lease is up in June that the whole song and dance will start over from the beginning while he continues to generate monthly cashflow instead of putting the house on the market - even more so since he has been utterly unreliable in remitting my half of the rent.

We have asked them multiple times not to smoke in the home (after becoming aware of the fact that they were when our daughter went to the home to pick up some personal items left behind) and they continue with utter disregard of the household rules.
