I try sending a video or doing a live video walk-through with them so they can get a better idea of the layout, condition, neighborhood, etc.2.

No idea yet.  

My tenant never responded to the notice and won't respond to me at all so I have no idea what will happen.

The idea is to acquire as many properties as possible that meet my criteria.

IF you plan on going back someday, and this is the home you want to move back to, then renting it would be a good idea as long as you estimate that it will cover itself, or preferably, cash flow, which it appears that yours will at @ $2K or so per month (after expenses). 

For example - 7e does not own a thing, so a bank probably has no idea who 7e is.
