The drawback you have to fit "in the box"; 20% down +, excessive reserves requirement, specific restrictions on tradelines, assets guidelines, DTI under 43%, owner occupancy etc.. if you are open to ARMs you will have a bit more options..Also need to consider the type of property - if condo/condotel banks might not finance at all.. there are many factors to consider we do have some good outlets for jumbo, would be happy to review your scenario and give you a quote.

For example, when pha slaps you with a surprise inspection cause their system "forgot" to send a letter and then issues a 24 hr repair notice cause one outlet in the house does not work but they send that notice an hour before they come to reinspect lol, a $7k course is not going to have prepared you how to get an electrician the same day.

Equity plays can turn into better deals down the line with lower interest rates and a refi, with rent appreciation - where you can raise your rents because they may currently be lower than market, and with market appreciation - where the entire rental market moves upwards in rents.But you want to take a serious look at your challenges there... because there can be many - especially if you are a limited funds investor.Equity plays really only work well when you have enough income where you can cover the unexpected.
