The problem is this time of the year does not have much turn and the units available are not representative of your true competition. 

I’ve used all the rental cashflow since I started investing to buy more and more houses, or to pay off 401k loans and 0% interest for a year credit card loans to scale up.

I also question whether this $700K six unit is a true 10.5-11% cap.
