Better yet, have him just add you to title so you don't trigger the due on sale clause.Just my Humble Opinion.

Although I have been following and learning from BP for years, we are both brand new to this, and I think we may be about to pull the trigger on a mistake, and I was hoping to get advice here before I cancel our offer.The property is in the 30349 area of Atlanta.  

Wonder what is triggering it, and whether it is sustainable if it is mainly driven by STR investors and things start to saturate. 

I am worried that purchasing the property and then transferring it to the LLC will trigger a due on sale clause that could cause issues after purchasing the property. 

In other words, find an investment property that makes sense to you and pull the trigger. 

If not I will try to refinance and then either pull the trigger on furnishing the home for STR (cleaners and handymen were hired/ interviewed on the trip out,) and still have the boots on the ground in case of emergency.. or just long term rental and refinance, repeat…Not a perfect deal, but I learned a ton!

I've always wanted to do this and joined the forum briefly ~2 years ago but never pulled the trigger (really wish I had back then!).

This is becoming a problem and my PM is really starting to pull her hair out.

Immeadiate gratification is my trigger word like Columbus is for that cartel.These answers come on BP simply cause of that.

The pictures look nice, and a drive-by didn't trigger any immediate red flags, but I am budgeting for the worst just to be safe.   2) How would I go about making sure the title is clean?
