The short-term effects will be seen by a plethora of homes coming on the market for far less than we have ever seen and on the opposite end of the spectrum with higher/dryer homes escalating in prices - I hate to sound insensitive, but clever investors will have a lot of opportunities.

Are there rent escalations?

It is a tremendous resource.  

You will find tremendous value from interacting with the members.

Take a relatively small risk, map out some exit strategies, and whether it fails spectacularly or succeeds tremendously I think it will be the best decision you ever made.

You can have two B properties in terms of condition but depending on where they are will make the price vary tremendously and rents will vary accordingly as well.

I would then offer a unique service to potential buyers/sellers (that no one else offers) that is a tremendous value. 

A team of 100 or so players (plus coaches, trainers, management) isn't really going to cause the tremendous impact that everyone is hoping for.
