It is difficult to find clients because you cannot complete with the price you charge because your clients can usually pay less than you charge to live in large facilities with beautiful buildings, swimming pools, club houses, professional nurses, physical therapists, nutritionists, larger and better kitchens and better food than you can offer.Even for the apartment buildings I own, every month or two I lose a tenant to a large assisted living facility.

I live in Santa Monica and cannot afford to buy a home here with the wages afforded to a clinical therapist.

Maybe this is my mid-life crisis (I am 46) but it has been really energizing to learn about something completely different from scratch.

The other option would be to cash out refinance, but that might be difficult as I’m self-employed and my wife (who is the sole owner) is a per diem physical therapist and doesn’t have 2 years of work history.

I happen to work with several traveling therapists/nurses and have had a few recently purchase homes.

I work as a realtor and night shift at a hospital as a respiratory therapist, I don't have my own family.
