The key is making sure the deal’s numbers work, your profit should justify the higher cost of capital. 

So make sure if you also want to collect last month's rent up front to not get burned, document that!

My thought behind it was to simply get rid of debt and take on less risk  sure, if you are deleveraging across the board but if you are going to turn around and buy a new property with leverage that does not make sense.

Looking back 7-8 years from when I did that, if I had held on to the one property between cash flow and appreciation, I'm not sure I'd be any further ahead. 

I agree you should do your research on any operator before investing in a fund/syndication, but I wasn't sure how Ashcroft Capital related to PPR. 

1st step is to make sure that the electricity is rated for having electric heat by the electric company.

If you are going to pull a HELOC I would target a BRRR or flip so you can for sure pay the HELOC back.
