When comparing comps, pay attention to additional features like private pools, garages versus carports, ADUs, or any other standout features often overlooked by newer investors.

Things like septic pumps burning out, steam room dying, guests catching the grill on fire and leaving burn marks on the hardi siding, emergency bug treatment, above ground pool which is ridiculously hard to manage in our heat & having no time to deal with it if it starts to go, laundry & drying time for all the towels and linens, etc, etc.There are plenty of things we can and will get better at, but I'm prioritizing the stress level of my people as well as the very near disasters we've narrowly avoided, over the little bit of extra revenue we'd generate.

Also, I have a pool and fireplace so I want to cover myself on the lease agreement.

Interested SFH's near or on the water or at the least with a pool. 

I was looking at 4-plexes in Georgetown and saw that there were apartment buildings nearby recently renovated, pools, gyms, and other amazing amenities.

Also with the new policy changes with CMHC high ratio mortgages first time home buyers will have a much tougher time buying their first home so the rental pool will increase leaving more people looking to rent.I currently hold two rentals one in which is an owner occupied rental which I purchased for 200k 7 years ago and it is worth around 275k today and this year I purchased a triplex as well for 250k and as is with no improvements this yields me an 8% return a year which I would say is quite low.

Are trying to get around that by pooling your money with your friends?

With the HOA payment at the condo, I don't pay any utilities, I don't worry about landscaping or maintaining the multiple pools, hot tubs, lazy river, etc.  

that will also open up a larger tenant pool.
