I am curious how people would handle the damage to the vehicle as this is a very sticky and terrible situation four months into being a new residential real estate investor.

Family and investments can be a sticky mixture (and messy).

@Mike Rice As long as the banks releases all the liens, you will get a clear title at closing.  

I am primarily looking at some townhouse/condo in East Downtown (EaDo) which is an up and coming area as well as by Hermann Park/Bayou where prices are a little higher but can be rented and hold value due to the proximity to the park, medical center, and rice.  

After reading the forums I don't think I can do much in terms of the stick, I guess I'll have to think of some carrots for them.

MLS is crowded but still some deal you just have to be on top of them like white on rice. 4.

It sounds like this could be a very sticky situation for the seller.Another interesting thing to note is that the rent to own paperwork was all signed retroactively.
