If you wanted to assign the deal, you would need to convince the buyer that there is a lot of meat on the bone to make a profit or that the location is spectacular and that its hard to come by deals as such as these. 

I just don't see that property doing well as a vacation rental as it is in the suburbs, no spectacular views or special amenities that you couldn't get at the average home.

I’ve made negative cashflow properties work spectacularly.

However, now the amenities and access has spread down the coast line.  

Plus there are plenty of syndicated deals that tank and tank spectacularly..
