@Robert Davis IIIOut of state is a great thing, if you live in California :-)It is defiantly doable, I know many people who have their entire RE portfolio out of state or out of country...Now , with all that said , if this is your first RE investment then for sure you have to visit the area, and get the local insight, plan your trip ahead and have everything lined up:Several "potential" properties that you would consider investing in, tour them real good and grade them for yourself ..When you visit these subject properties make sure to blend in as much as possible with locals , neighbors, mail man and everyone in town that will be happy to discuss and contribute REAL local insight ... at this point I would not take advice from anyone that is talking from position...

It depends on where you are in regards to other structures if you are in a residential neighborhood of primarily SFR it may not be doable, if you are mixed in with other multifamily and commercial it might not be as big of a deal.

So, yes, to someone who is not in your market, your numbers look very doable, and if you do have accurate numbers for repairs and rents, then I would call it an awesome deal.Three more things to think about.

This is very doable for me given my current financial situation, however after two friends recently expressed interest in moving in, I was thinking of "house hacking" and renting two of the rooms to them to offset some the mortgage.

It's doable in Canada, but really not easy.I've been buying rentals since 2007, went into flipping full time in 2016, and did my first 4 wholesales in 2017.
