I've been exploring new strategies with the BiggerPockets community, and I recently stumbled upon two completely free courses on self-directed IRA investing that changed my perspective.

@Shaun Ortiz - I did BRRRRs single family homes, but transitioned to multifamily... not necessarily to get away from BRRRR investing, but to do it on a larger scale.

Lenders want to protect their investment not because of possibly you but your profile (little equity / assets etc) which is common for someone in their early 20's - want to make sure skin in game.

What method of investing are you going to look into? 

Investment Info:Small multi-family (2-4 units) other investment.

I've only invested in STRs and was looking to get into small multi-family but haven't seen anything that made sense in any of the markets I invest in so was curious where people were seeing good opportunities.  

When I would get to the refinancing part, how does this work in my favor in terms of getting money out of this investment and moving onto another one? 

I have $110k ready to invest in Florida.
