Are you willing to reject several potential tenants until you find the right fit (I doubt it given how you were always talking about how busy you were)? 

What drew me to Detroit initially was the potential for strong cash flow, but I’ve also seen appreciation in several of my properties as the city continues to improve.

I have several vehicles and lots of stuff in general and a wife that would not be ok with a duplex.  

There are also several funds out there that provide high single digit yields that are low risk. 

I know several people who have forwarded the gator agreements to attorneys and in every case the attorney has told them not to do the deal.

If you can rent 3 units for $2,000 you are close to breakeven.On the plus side, you will have a highly attractive asset and several decades without much cost of capex and repairs. 

We actually just had several go in on Livingston ave on the west side where I'd not normally think would be desirable, but they look great and really brought the block up.So I'm a huge fan personally from seeing them go up in my own area.

As I mentioned every person and their criteria is going to require a different loan program and each loan gets risk graded based on several factors.
