Btw, after 40+ years as a real estate investor, having seen many, many investors both succeed and fail, I can tell you that a strategy that relies on taking advantage of the lack of knowledge of the unsophisticated segment of the home owner population is NOT sustainable.

And if you service an area "in need" not only does the government look at that favorable (they are the ones that run compliance, etc.) but sometimes those segments are "growing" segments.
