I recently watched a video where Troy Kearns mentioned he could source a high-quality quartz slab for $100 from China, which got me thinking about exploring similar options.Has anyone here ever imported materials like hardwood floors, countertops, or tiles from China for a project?

If anyone needs a GC once the designs are done I can build/renovate the project.

Based on how many people have moved here from other states (specifically California, Oregon, Washington, and then a few areas like NY/NJ) along with the amount of redevelopment projects and the chip factory that was put in - I think there will be further appreciation for the foreseeable future.Will Phoenix economy be depended on this chip factory?

A development project can have a very nice upside if done right. 

The owner also needs to save for big ticket items that may need to be replaced every 10 or 20 years such as AC, hot water heater, furnace, roof.  

There is an much art as science in financial projections and numbers change with the market.  

Hello, To all my permit expediters and all other contractors, how do you all go about finding leads for projects? 

For instance, my wife has a formal degree in architectural interior design and she works with investors to basically manage the project.

This will give you some info so they are not guessing on what will be needed (they probably already know rough numbers, but each project is different).

@Chanel Snerling if you're going to rezone in those Neighborhoods, you'd be better off going with max number of units possible.What construction project development & management experience do you have?
