Sometimes the tenants are coming from shelters or other communal type of housing where maintaining a space my not be solely there responsibility so maintaining the unit may not be to your liking. 

Your responsibility is the help the public in all their real estate needs.

That is the purpose of umbrella insurance.

I would never do sub to for the purpose of holding long term rentals  ( at least personally) .

The purpose of marketing is to attract an in-person showing.

Generally local agents have one purpose, to sell.

No maintenance unless it's absolutely necessary and I make sure to charge the tenant if they are in any way responsible.
