I would be VERY careful of syndications you can read all the horror stories currently on BP of investors in once reputable companies now seeing complete losses of their invested capital. 

There are many syndicators that had built a reputation for having executed business plans, very communicative, and accountable.  

While self-managing rental properties is an option, partnering with a reputable property management company can streamline operations, enhance tenant screening processes, and ultimately optimize returns on investment.

I would hope Norada has identified some decent PM firms, as their reputation also depends on it.   

However, there are reputable websites that offer a wide range of house plans suitable for various purposes, including spec homes.

If you inflate ARV, diminish repair costs and lie about the property value it won't close a deal for you, It will just tarnish your reputation and make them shun you next time.

I found something I am interested in and the numbers look good all around but my main concern is safety as the southern part of Bloomfield does not seem to have the most stellar reputation.

As far as septic goes, I think it gets a bad reputation but I honestly prefer it over city sewer. 

I got my bill for my house in Lake Oswego from Safeco which I had had for years and it was always around 2k to 2.3 k  i get the bill its 6k.. i call my agent and told him no way.. and he hunted around and found me something maybe 500 cheaper .. so I thought I have a aaa card I know they sell insurance and are reputable.. walk in there 1800 bucks done and I have full  basement ( which is rare on a new home in Oregon) and they gave me a much higher insurance amount if my sump pump fails.. bottom line shop.u
