During move-in they broke one of the windows. i let him know upfront this was coming out of the security deposit when they moved out, but gave them the opportunity over the course of the year to over pay their rent to replenish their security deposit.

One company even only charged 10% but I would’ve had to do more than I have the time to do right now.Anyways, they deal with guest management, cleaning, replenishing supplies, they also provide a portal so we can see guest reviews, revenue, net income etc. etc.

Better rates but amortization was 20 so the 30 year helped.But for me, I was just in a place where I had to have that infusion or I would have been stuck for 6 mos to a year where I would have really needed to sit back and replenish.

I don't mind leaving cash in the deal as I have a full time that will replenish what I leave in, however, I am trying to leave less and less cash with each deal I do.
