I would say millionaire is slightly a loose term, but I think that's somewhat a loaded question. 

Most rehabbers include only enough for initial demolition/cleanout, drywall scrap removal and end of project cleaning.

A recent article in the Remodeling Magazine (a publication for professional contractors) made the case that if you don't mark up your subs by 40% you might loose money as a GC.

If they fail to pay this option, then the option will be removed and they will remain as simple tenants.

I'd just request the PMI removal, you'll likely have to pay for the appraisal, but if you're confident the value is where it needs to be, great. 

I also had the same plan to refi after rehab to remove pmi due to the increase in equity.
