Being local affords many conveniences based on access and your knowledge of the area.

I have access to a VA loan but I like where I'm at now and don't want to do another move right now.

I use all of them:-Brokers-Platforms like LoopNet, Crexi (my favorite), and BiggerPockets Deal Finder-additionally, brokers often have access to off-market opportunitiesWhen dealing with brokers, I've found that you have to build a relationship in order to get a good deal flow.

My goal is NOT to grow as large and as quick as possible, but rather to grow slowly and deliberately - The Small But Mighty Investor is kinda the roadmap!

If we get the impression they aren't committed or if they are looking for a "get rich quick" scheme, we typically don't accept them in the community. 

I often times bounce questions like this off my local RE attorney first and then move forward quickly.
