The Attorney Generals office which was tasked with this, and already had a guidance memo that wholesaling was unlicensed brokering, did not have the resources to pursue the subject.So by requiring that the act requires a license, shifts the burden of enforcement primarily off the AG's office and to the MREC, who has a narrower of focus of protecting the public in matters regarding real estate.

I've seen local tech jobs and wages grow a lot in recent years especially with the latest on Tech Ridge which I understand is going to have a large impact on higher paying jobs local to St George overall bringing in companies to HQ here.The prices here are too high for me to pursue being new to investing, but with the continued explosive growth such as Tech Ridge, Black Desert Resort nearing completing for the upcoming PGA tour, and so on it seems like a hot market that would pay off for investors with that kind of capital.

(Another option to the above scenario is to instead have the LLC lend my father money to complete the rehab so all the repairs are made in his name...but then the LLC would get no tax deductions on the rehab, plus my father would wind up paying interest on the loan and the LLC would incur taxable income on the interest of the loan as well.)I've said a lot here, but It would be greatly appreciated if anyone can give me advice on the best strategy to pursue...Thanks!

Hi all,Yes I see several hosts also vacant and offering below market so I believe it’s a supply and demand issue and not that I’ve cross listed different sites I’m getting inquiries for some reason again.I may have to sell if we’re not consistently booked unless we come up with something creative .I see some landlords trying to sell their units as well.I really appreciate all the helpful comments and tips  here and will pursue them.Thank you BP community!
