LLC creation for rental properties is purely a liability protection strategy. 

If you're looking at just a pure financial perspective with little/no room for personal comforts, the absolute best thing you can do is live in one of those tiny homes or something like that.

Echoing what most said here but I purely would analyze the numbers. 

They also have the cocktail style arcade cabinets, some are pub table sized, where you can put drinks on them etc..In addition, an Infinity Game Table is something a lot of people are not aware of but makes a big hit.

UTVs in the mountains may be more of a need than a golf carts at the beach, and while there's always the risk of people drinking and driving at a vacation property, getting drunk is almost the expectation at the beach whereas you can go to the Smokies without the sole goal of getting trashed...maybe.
