I know that the tenant will have utilities in their own name to begin but if there is ever a prolonged vacancy you will be responsible for those costs as well.

If you evict, you must be ready to pay for the cost's associated with a unit turn for long term renters.The make ready for rent time might be prolonged by labor shortage in your area, or etc...And just posting a 5-day notice (or whatever it is in your locality) to pay or quit might get them to borrow the money from relatives or something.And does your lease address late fees.Good Luck!
