However, on that subject, again, the safer investments are those with experienced sponsors/operators and as such, these experienced folks (myself included) have resources and contacts to form JV partnerships giving equity shares and avoid the CF platform hassles, red tape, and the middle man, leaving more room for the sponsor, the money partners, or both.My final vote is not in yet on this product as not enough time has elapsed but these are my preliminary thoughts and experiences thus far.One other thing, to invest in CF sites, u must be an accredited investor and as such, I would think an investor of that stature would not typically be worried about or looking for $5k opportunities, it is a drop in a large bucket.

My goal is to get as much preliminary knowledge as I can just to be confident enough to land that first deal on my own which is why I'm asking as many questions as I can think of right now because when an opportunity comes my way, you're right, I won't have time to run through biggerpockets, but I wouldn't have asked all the preliminary questions first to get me to the point where I need to be.Honestly, from my perspective, this is the most informative site for real estate investing and I love it because its full of information and more important to me right now ...

I'm not sure how reliable a preliminary title report from a realtor is but its worth looking into.I'll defenitely check into the county records office and see if I can make heads or tails out of it, if not I figure I can always grease someone's hand their to explain it to me.

With a double close the end buyer's lender could have an issue as they will see the title vested in the name of the bank when they look at the preliminary paperwork.

I became interested in RE a couple of months ago and started educating myself, and I've fleshed out a preliminary plan.I'm in Southern CA right now, but I will most likely be moving back East/South in the next 2-3 years (WV, OH, KY and NC/SC are possibilities at this time), so holding property long-term in this area doesn't make sense right now.
